Kairos Construct: Building Something Different

Every business has a founding story. Ours starts with a fairly simple observation: the fit-out industry, for all its sophistication, has a delivery problem.

Between our founders, we've spent 45 years working across refurbishment, fit-out, and construction consultancy — on behalf of clients, developers, and investors across the UK. We've seen projects succeed brilliantly. We've also seen projects go badly wrong. And in almost every case where they went wrong, the root cause was the same: a contractor who over-promised, under-planned, and left the client to manage the consequences.

Kairos Construct was founded to do things differently.

What 'different' means to us

It starts with honesty. We don't submit programmes we can't hit or budgets we know won't hold. If a project is more complex than the brief suggests, we say so early — not after the contract is signed. That kind of transparency isn't always what clients want to hear in the moment, but it's what they value most by the end.

It also means bringing genuine expertise to every project. Our team is lean, experienced, and deeply invested in what we deliver. We don't operate on volume — we take on the projects we know we can execute well, and we back that with committed, senior involvement throughout.

Technology as a genuine differentiator

We're also serious about the role of technology in improving construction delivery. Not as a marketing claim, but as a practical commitment. Our AI-assisted planning and reporting tools bring a level of clarity and predictability to project management that the industry has historically lacked.

Refurb Cost IQ, our cost-intelligence app, is part of that — giving clients and design teams access to realistic, data-driven budgets at feasibility stage. It's the kind of tool we wished existed when we were working on the other side of the table.

Where we operate

Our core geography is London and the South East, where we deliver across commercial offices, aviation, data centres, and specialist environments. We're based at 167–169 Great Portland Street, W1, and we're actively growing our team and our project portfolio.
